In order of importance the survey results were:

1. Overpricing your home.
2. Showing availability.
3. A cluttered home.
4. Not removing unpleasant odors.
5. Unwilling to negotiate.
6. Not willing to make repairs.

While I agree that an overpriced home is more difficult to sell, in my years of experience selling over one thousand homes -

The number one mistake is not allowing showing appointments and putting too many restrictions on when the home can be shown.

Contrary to common belief, a buyer can look past clutter and will consider putting in an offer on an overpriced home.

However, if a prospective buyer cannot see the property, they WON'T make an offer on it and the WON'T buy it.
