The Final Walk Through

The final walk through is your chance to:

1. Walk through the home prior to the closing.
2. Make sure that the home is in the same condition it was at the time the sales contract was written and accepted.

The final walk through is not to be considered as another home inspection or as a time to try to renegotiate the sales price of the home.

Here is a partial list of common items to check at the final walk through:

  • Kitchen Appliances and Washer & Dryer
  • Plumbing and Bathroom Fixtures including Sinks, Showers, Tubs and Toilets
  • Ceiling Fans and Light Fixtures
  • Heating and Cooling Systems
  • Smoke Detectors and Carbon Monoxide Detectors
  • Doors, Doorbell, Windows and Existing Storms & Screens
  • Garage Door and Garage Door Opener
  • Sump pump, Humidifier, and Water Softener
  • Any items that were negotiated to be replaced or repaired as agreed to from the home inspection.
  • Any personal property items that were to remain on the property per the sales contract.

If there are any issues regarding the final walk through, you will have an opportunity to discuss these things with your real estate attorney at the closing.
