The Final Walk Through

The final walk through is your chance to:

1. Walk through the home prior to the closing.
2. Make sure that the home is in the same condition it was at the time the sales contract was written and accepted.

The final walk through is not to be considered as another home inspection or as a time to try to renegotiate the sales price of the home.

Here is a partial list of common items to check at the final walk through:

Kitchen Appliances and Washer & Dryer
Plumbing and Bathroom Fixtures including Sinks, Showers, Tubs and Toilets
Ceiling Fans and Light Fixtures
Heating and Cooling Systems
Smoke Detectors and Carbon Monoxide Detectors
Doors, Doorbell, Windows and Existing Storms & Screens
Garage Door and Garage Door Opener
Sump pump, Humidifier, and Water Softener
Any items that were negotiated to be replaced or repaired as agreed to from the home inspection.
Any personal property items that were to remain on the property per the sales contract.
If there are any issues regarding the final walk thro…

Common Home Buying Mistakes

You're ready to start looking for a new home!

Avoid these common home buying mistakes:

You don't get pre-qualified for a home loan before you start shopping. The first step in the home buying process is to get pre-qualified for a mortgage.

You find the right house but wait to make an offer ... and someone else buys it.

You don't think RESALE value before you buy.

You select the wrong Realtor to help you.

3 Step Approach to Selecting the Right Home

Step 1: Approach the home buying process objectively:

No perfect house ... the 85% rule.
The good ones can go quickly.
Avoid second guessing syndrome ... also known as buyer's remorse.
Step 2: After viewing each home ask yourself 3 important questions:

What did I like about the home?
What, if anything, would I want or need to change?
If the price were right, could I see myself owning this home? If yes, at what price?
Step 3: Remember you have 3 safety nets available to you:

Your judgement as an educated and informed buyer.
The market analysis I will provide you on the home and neighborhood.
The option of an appraisal rider.
